Hart Logistics chooses MDC2 Park Gliwice

Hart Logistics joins the group of tenants at MDC2 Park Gliwice – a logistics park that has received one of the highest certification ratings in Poland – BREEAM New Construction at the Outstanding level. With a score of 92.6%, the facility is among the top ten certified industrial buildings in Europe. MDC² Park Gliwice is located at the intersection of the A4 and A1 motorways in Gliwice, Upper Silesia. The project is owned by a fund managed by Invesco Real Estate, a leading global investor and manager of commercial real estate assets. The developer of the facility is MDC2.
Due to its dynamic growth, Hart Logistics has leased 8,100 m² at MDC2 Park Gliwice and does not plan to stop there. Since 2011, the operator has been supporting its customers by offering innovative solutions in the area of supply chain management. It specializes in providing freight forwarding services in domestic and international road transport, as well as in warehouse operations logistics and e-commerce services. By combining its resources and experience with the potential of proven logistics partners, it creates effective and modern solutions for its customers.
“We chose MDC2 Park Gliwice not only because of its excellent location, but also because of the quality of the buildings’ finishes and their high rating in the BREEAM New Construction environmental certification. ESG issues are very important in our development strategy. We focus on facilities that are properly adapted to the needs of employees and drivers, which translates into providing our customers with the highest quality services. With this strategic decision, Hart Logistics is entering the southern Polish market with its contract logistics services, continuing its current operations in Dąbrówka near Poznań and Koszajec near Warsaw. This is not the end, as our ambitious development plans for 2026 include the opening of new locations, says Arkadiusz Owczarek, CEO, Hart Logistics.
MDC2 Park Gliwice consists of three buildings with a total area of 59,000 m². In terms of facility operation, MDC2 offers comprehensive and energy-efficient solutions aimed at ensuring tenant comfort, operational efficiency, and minimizing the investment’s impact on the environment. Thanks to the use of wall insulation, the building significantly reduces heat loss, which leads to lower heating and cooling costs (62% reduction in final energy consumption compared to reference buildings). Passive technologies have contributed to a further reduction in energy demand by an average of 40%. The introduction of water-saving devices, such as aerators, solenoid valves, and leak detection systems, has reduced water consumption by more than 66% compared to the average model. At least 80% of the office space has access to daylight, and construction waste recycling has reached at least 97%. FSC and PEFC certified wood was used in the construction of the building.

MDC² focuses on environmentally friendly mobility, offering convenient bicycle shelters to encourage tenants to use bicycles as an alternative to cars. When designing the surroundings, MDC² took care to create spaces conducive to biodiversity, which has a positive impact on the local ecosystem. As part of this initiative, 170 trees, 50 m² of shrubs, and 250 m² of flower meadows with bird-friendly plants were planted, and special habitats were created for insects. The facility also features a relaxation and physical activity zone called “Rest&Move,” which promotes a healthy lifestyle and social integration. With a view to sustainable development and support for electric vehicle users, charging stations have been installed on the premises.
