InPost – a leader in modern logistics at MDC2 Park Kraków South
MDC2 and its partner Generali Real Estate have concluded a lease agreement for an 11,000 m2 building with InPost at MDC2 Park Kraków South. This will be a BTS (built to suit), customised building located on a plot of land prepared exclusively for InPost.
MDC2 Park Kraków South is owned by Generali Real Estate, as part of its investments portfolio in the logistics sector across Europe. The developer of the project is MDC2.
In line with Generali Real Estate’s strategy focused on sustainability across its European portfolio and MDC2‘s ESG-based strategy, the facility was designed and developed with environmental best practices in mind. As with all its projects, MDC2 certifies buildings according to BREEAM New Construction at a minimum level of ‘Excellent’.
Operating for 25 years, the InPost Group, a leader among e-commerce delivery platforms in Europe, is associated in Poland primarily with Paczkomat® machines. They form the core of a proprietary, fully automated parcel posting and delivery system. The recognition that the company has gained on the Polish market is confirmed by research, according to which as many as 94% of respondents consider Paczkomat® to be their preferred method of parcel collection and 85% as a form of shipping.* The huge success in Poland has enabled the company to expand into foreign markets – the InPost Group had more than 73,000 out-of-home points of sale at the end of Q2 2024, including more than 40,000 state-of-the-art Paczkomat® devices and nearly 33,000 PUDO points in 9 European countries.
In order to strengthen its growth in the Kraków region, InPost has signed an agreement to lease space at MDC2 Park Kraków South. The subject of the agreement includes a bespoke transshipment terminal with a total area 11,000 m2, and the purpose of the lease is to guarantee the fluidity of logistics operations, the required throughput and to ensure the fastest possible delivery of shipments in the Kraków region.
MDC2 Park Kraków South is located south of Kraków, in Skawina, on national road 44, less than 2 km from the junction with the A4 motorway. By choosing to operate here, InPost will benefit from a location with free access to extensive road infrastructure. The proximity to Kraków, the second largest city in Poland, is also an advantage for the tenant, as is the proximity to industrial and warehouse areas. One of the most important criteria for cooperation is an MDC2 policy centred around modern and environmentally friendly solutions.
“We handle around one million shipments annually in Poland, which is almost 3,000 daily. An efficient, effective and reliable logistics infrastructure is key to our success, enabling us to deliver shipments on a D+1 basis. The expansion of our logistics centres allows us to strengthen our competitive advantages and maintain our high quality of service and operational efficiency. As a leader in solutions for the e-commerce industry, we want to make our supply chain more environmentally friendly and our procedures the best model of corporate governance. MDC2 and Generali Real Estate share the same values, which is why they have become natural partners for the InPost Group.” says Rafał Brzoska, founder and CEO of InPost.
The MDC2 Park Kraków South buildings have been designed and constructed with the aim of guaranteeing the lowest possible carbon footprint and maintaining the greatest possible energy efficiency.
“We greatly value the trust InPost has placed in us as we build upon the strong collaboration which began in Gdańsk, Kowale, and now extends to Kraków, Skawina. Together with MDC2, we are delighted to be alongside a highly valued tenant and a long-term business partner into this great project in Krakow”, says Miroslav Nutil, Asset Manager CEE & Nordics Region, Generali Real Estate.
“The signing of the lease agreement with InPost is, first and foremost, an expression of trust, which motivates us to continue developing and introducing innovative solutions. For us, this is not only a confirmation of the high quality of our services, but also an opportunity for joint development in the area of the rapidly growing e-commerce market in Poland.” – says Katarzyna Dudzik, MDC2 Development Director.
Cushman & Wakefield advised on the transaction.
