MDC 2 has chosen the general contractor for MDC 2 Park Łódź South. It will be Depenbrock Polska. The project is based in Głuchów – 19 km south form the border of Łódź. The facility consists of two distribution and logistics buildings with a planned total GLA of over 80,000 m2. MDC2 Park Łódź South has already leased space to Notino, recently signing a lease agreement for over 28,000 m 2.
The owner and investor is Fortress Real Estate Investments Limited (Fortress), a company listed on the Johannesburg Stock Exchange (JSE), the owner of a portfolio of commercial real estates. The developer of the project is MDC2.

The standard in MDC 2 is the selection of a general contractor who meets critical criteria related to the principles of sustainable construction, including among other low-emission of the materials used (including concrete and steel), compliance with the Environmental Product Declaration, testing the environmental impact of products at various stages of their life, detailed analyzes of the structure’s airtightness, as well as a comprehensive LCA.
The LCA study involves a thorough inventory of energy and materials and assesses their cumulative potential environmental impact. The aim is to document and improve the overall environmental profile of the logistics center.
For the construction of MDC2 Park Łódź South among other things, the use of low-emission concrete is planned. Steel with a reduced carbon footprint will also be used. Before signing the contracts, the companies conducted an analysis of building materials in terms of origin and production process. Chosen general contractor will therefore provide EPD-certified construction materials (Environmental Product Declaration). In addition to a series of green solutions specific to the MDC2 facilities, including the use of solar energy, the innovation will be the heat pumps that will be used in Notino’s offices. The end of construction will be concluded with detailed airtightness tests of the buildings, which will complete the well-thought-out concept of sustainable development of the project.
