August 16, 2021, Warsaw – MDC2– a warehouse and industrial developer operating on the Polish market, has bought a new development site which will accommodate a warehouse and logistics project in the Upper Silesia region located in Gliwice on the intersection of A1 and A4 motorways, one of the main east-west and north-south junctions in Poland. MDC2 Park Gliwice will add 52,000 m2 of modern and environmentally sustainable warehouse and logistics space.
MDC2 Park Gliwice will feature a three-building complex with flexible modules responding to the needs of retail, e-commerce and manufacturing clients. The investment plot covers 13.4 hectares and is located in one of the most strategic sites in the Gliwice area. Located on Pszczyńska Street, the main arterial route into the city, the scheme will have excellent access to the A4 and A1 motorways, as well as a great access to public transport – with bus stops within walking distance. It is also conveniently located in the vicinity of three international airports (Katowice, Kraków and Ostrava).
MDC2 Park Gliwice will be designed and built with sustainability and ESG as core principles. MDC2 construction team is aiming to ensure the site will be certified to BREEAM New Construction Excellent as standard. The design will give tenants an outdoor sports facility on site as well as innovative green areas.
ESG is a cornerstone of MDC2 ‘s strategy – all buildings developed by the company are meeting the best practices and requirements of sustainable construction i.e. 95% of construction materials per project are recyclable, roofs of its buildings are designed to be PV ready, all projects are aimed to be certified BREEAM New Construction Excellent.

Commencement of construction works is planned for Q3 2021, with completion expected Q2 2022. MDC2 is building the entire project on a speculative basis, given their confidence in the project and market.

Upper Silesia remains an attractive warehouse region with a growing interest among tenants, offering both highly qualified workforce and great connectivity within the region and the CEE in response to the growth of cross-border logistics and e-commerce operations. In the first three months of 2021 the region recorded third strongest leasing activity in Poland, with 17% share of the total net take-up of the market comprising new leases and expansions. Due to disruptions to the global logistical network, many companies are rethinking their stock management strategies by diversifying supply sources and expanding warehouse footprints in order to maintain higher levels of strategic stock.
