MDC2 Park Ruda Śląska: a new highlight on Silesia’s warehouse map. 7 MW of electricity and a strategic location

MDC2— a developer of modern warehouse and production space—announces its latest project: MDC2 Park Ruda Śląska. The decision to launch this investment is a direct response to the unflagging demand from tenants in this region. Silesia is the very heart of Polish industry and logistics, and MDC2’s new project fits perfectly into this business landscape.

MDC2 Park Ruda Śląska was designed to accommodate a 48,000 m2 project, with a particular focus on production and logistics. The developer’s goal is to create a facility with easy access to the centre of Ruda Śląska and its surroundings, as well as to the nearby A4 highway.

The A4 highway is the most important thoroughfare in southern Poland, connecting the country’s western border (with Germany) through Wrocław, Opole, the Silesian metropolitan area, Kraków, and Rzeszów all the way to the Ukrainian border. MDC2 Park Ruda Śląska is located just 1.3 km (a 5-minute drive) from the Chorzów Batory interchange. Its location within the urban area ensures employees have easy access to work thanks to an extensive bus network.

“MDC2 Park Ruda Śląska is a project that perfectly aligns with the economic boom in the Silesian market. Its strategic urban location in the immediate vicinity of the A4 highway, combined with its position within an urban agglomeration with substantial energy infrastructure, makes it an ideal space for the development of modern business” – emphasizes Katarzyna Dudzik, Partner and Development Director at MDC2.

One of the investment’s key advantages is access to appropriate energy infrastructure. For companies using technologically advanced production lines and tenants operating automated processes, this is a critical factor in choosing a location.

Ruda Śląska is situated in the heart of Silesia. This provides investors with direct access to a vast labour market – key personnel and skilled workers are right on their doorstep, both in Ruda Śląska itself and in the neighbouring cities of Katowice, Zabrze, Chorzów and Gliwice.

The construction of a modern warehouse and production facility in an urban location in Ruda Śląska is much more than just another commercial project. It is an example of re-urbanisation and a sustainable approach to urban development (brownfield development), which transforms post-industrial sites into vibrant centres of modern business.

“Silesia is attracting enormous interest from tenants who are looking for urban locations, seeking convenient transportation for their employees and—crucially today—sufficient energy supplies. MDC2 Park Ruda Śląska is the perfect answer to these requirements. We are giving the market exactly what it needs: a central location within the conurbation, 7 MW of power for business growth, and a unique, post-industrial site with its own history, which we are transforming into a modern centre for light manufacturing and logistics” – says Ewa Zawadzka, Partner and Head of Development at MDC2.
