One of the key trends on the warehouse market will be built-to-suit investments which Poland is gaining thanks to its geographical location and competences of people. Poland is among friendly countries on the European side. Therefore, this is where near- and friendhoring projects will be developed. He explained that it is not only about whether huge factories will invest in Poland immediately. What is important for the market is that this is where more assembly lines of various sizes will invest.
The founder of MDC2 added that Poland is becoming a large production hub of Europe, which will be reflected in the reconstruction of Ukraine.

Our interviewee also noted that the logistics market itself is facing a significant change in the design of warehouses. Most of them were built, even until 2023, with a 10-meter clear height, meanwhile the market increasingly expects 12-meter buildings, which can increase annual revenues of tenants by up to approximately EUR 2.2 million.
Newly built warehouses in Poland may have a chance of success in this matter, while older ones will have to fight for tenants, which will be difficult.
Hadley Dean also mentioned quality as an important element in the design of new facilities, which should not only meet the new current ESG standards, but also be a well-designed and comfortable workplace.
When talking about ESG, the head of MDC2 emphasized the importance of this element of renovation and design of new buildings. He emphasized that for the company, which has been on the market for three years, ESG is in the DNA, it is something natural and obviously corresponds to the expectations of tenants and investors.
